What commercial grounds work involves
A commercial lot gets judged from the parking spaces and the front door. So the parts that matter are the strip along the street, the islands in the lot, and the beds at the entrance. Those are also the parts taking the most abuse: grit off the pavement, heat coming off the asphalt, people cutting the corner across the turf on their way in.
The rotation gets built around edges and trim more than around cutting time. Curb lines edged. Island beds weeded and topped with mulch before they start looking tired. Sign base kept clear so the sign reads from the road.
Rental property and managers
Rentals have a different problem. Nobody living there is going to pull a weed out of a bed, so the yard drifts a little further every month until it takes a full cleanup to put right. A set rotation costs less across a season than that cleanup does, and it keeps the property showing well when a unit comes open.

Mr. Green and his crew worked on our front beds and shed area in our yard. He cleared out our beds, took away large rock and leveled our beds to make it easier to plant and fill in the future. Both. Some yards go on a cutting rotation. Some are one visit to bring an overgrown property back to something manageable, and that gets priced on what's actually out there, so we look before we quote.
Most lawns here are tall fescue, with bermuda showing up in the sunnier, newer subdivisions. Fescue wants a taller cut and struggles in July and August heat. Bermuda wants to be kept short and goes brown and dormant after the first hard frost. We set the deck height to the grass you have.
